Terms of Service

These Terms govern your access to and use of Orbit Property Portal. By creating an account, you agree to these Terms on behalf of yourself and any organization you represent.
1. The service
Orbit provides software to manage residential and commercial properties, including modules for properties, tenants, leases, rent, receipts, maintenance, and reporting. We may add, change, or remove features over time.
2. Your account
You are responsible for keeping your credentials secure and for all activity that occurs under your account. Organization owners are responsible for the actions of their members.
3. Acceptable use
Do not use Orbit for unlawful, fraudulent, or harmful purposes.
Do not upload data you do not have the right to store or share.
Do not attempt to compromise the security or integrity of the service.
4. Your data stays yours
You own every record you create in Orbit — properties, tenants, leases, rent history, receipts, maintenance tickets and uploaded documents. We never claim ownership of your data, and we do not take temporary ownership of it at any point, including while an invoice is outstanding.
You grant us only a limited licence to host, process and display that data for the purpose of operating the service for you. That licence ends when you delete the data or close your organization.
Export is always available. CSV and print exports remain accessible from Reports and Compliance for the life of the account, and we will provide a full export on request.
5. Fees and what happens if payment is late
Paid plans are billed in advance. Fees are non-refundable except where required by law. You can cancel at any time and your subscription ends at the close of the current billing period.
If a payment is overdue we may limit access to paid features or place the account in read-only mode after written notice. We will not delete, sell, withhold ownership of, or transfer your data because of non-payment.
You keep the right to export your data during any suspension period. Records are retained for at least 60 days after an account closes so you have time to retrieve them.
6. Disclaimers
The service is provided 'as is'. We do not provide legal, tax, or accounting advice. Reports, lease templates, and risk scores are tools to help you make decisions — they are not a substitute for professional advice.
7. Limitation of liability
To the maximum extent permitted by law, our total liability arising from your use of the service is limited to the amounts you paid us in the twelve months preceding the claim.
8. Termination
We may suspend or terminate accounts that violate these Terms. You may delete your organization at any time.
9. Governing law
These Terms are governed by the laws of the Cooperative Republic of Guyana, without regard to conflict-of-law principles.
