Under the Landlord and Tenant Act, Cap. 61:01, a Guyanese landlord must serve a written Notice to Quit — typically one calendar month for monthly tenancies. If the tenant does not leave, you file for recovery of possession at the Magistrate's Court of the district. Rent Restriction Act, Cap. 36:22 properties may involve the Rent Assessor. Self-help eviction (changing locks, cutting utilities, removing belongings) is illegal and exposes the landlord to damages.
There is no fixed statutory cap for free-market rentals. Market practice is one to three months' rent as security, driven by demand from oil-and-gas corporate lets in Georgetown. Deposits should be refunded within 30 days of vacation, less deductions for damage beyond fair wear and tear, unpaid utilities, or arrears.
