How do I evict a tenant in Trinidad and Tobago?+

Under the Landlord and Tenant Ordinance, a T&T landlord must serve a written Notice to Quit — usually one calendar month for monthly tenancies. If the tenant does not vacate, you file for possession at the Magistrates' Court of the district. Rent-controlled dwellings may involve the Rent Assessment Board. Self-help eviction, disconnecting utilities, or removing belongings is unlawful and can lead to damages against the landlord.

How much security deposit can a landlord charge in Trinidad?+

There is no statutory cap for decontrolled properties — the market standard is one month's rent as security plus one month in advance. The Rent Restriction (Dwelling Houses) Act only limits deposits on controlled premises below the Rent Assessment Board threshold. Deposits should be refunded within a reasonable period (typically 30 days) after vacation, less deductions for damage.

What can a T&T landlord do about unpaid rent?+
